The new fad on the block is to have an auction on your home.
 
Due to the continued feedback we have received from our customers….both buyers and sellers… we have decided to launch a new Auction section on our web site.

Why have an Auction?

On the one hand, buyers were telling us that homes were selling so quickly, they did not get an opportunity to bid on a home before it was already sold. If you weren't the first one on the spot, the home was sold. Buyers were asking us to provide an advertising service where they could be given the opportunity to participate in a bidding process where the highest or best offer wins.
 
On the other hand, sellers were telling us that they would accept an offer in the first couple of days. Then in the next couple of days they would receive back up offers for more than the original offer. Their request was for skhomes4sale.com to create an advertising opportunity where they could get the most money for their home.
 
To satisfy both the buyers and sellers, we created a new section on our site called Auctions. Having an auction gives you the most money for your home, while at the same time providing the most flexibility for buyers.

Who should have an Auction?

Having an auction is not for everyone. In order to have an auction, you must make sure that you have a home that's in high demand. You need a home that is in a hot neighborhood and where you will get multiple offers in order to create a bidding war.
 
To increase the interest of your home so you get multiple offers you must make sure that your home is in immaculate shape and that you start out with a price that is a little bit below market price. As s result, you will need to spend a lot of time researching what your home is worth. I would highly suggest having a home appraisal done just so you have a good idea what your home is worth.

How do I advertise my Auction?

Make sure when you advertise on a web site you check to make sure they have a service where you can advertise the auction, and more specifically, the web site has a specific section that promotes all the auctions that are taking place.
 
Also make sure that the web site you advertise on will provide you with the lawyers that you need to use. It is important that the lawyers and your web site work hand-in-hand and that the processes are defined. There are some legal issues related to the auction and it is CRUCIAL that you know what you are doing. Offers will need to be delivered to the lawyer.
